Villa Siegsdorf: Holiday Home with Private Indoor Pool and Sauna in Bavaria

Villa Siegsdorf is a detached holiday home in the Chiemgau region of Upper Bavaria, made for large families, friends travelling together and groups of up to 12 guests. Downstairs you have a private indoor pool with sauna, in the living room an open wood-burning fireplace, and outside a fully fenced garden of approx. 2,000 m². You always book the whole house, and dogs stay free of charge.

The villa is one of three holiday homes by einfach mal durchatmen. We, Jochen & family, furnished it the way we like to spend our own holidays, and we are there for you by phone, text message or WhatsApp throughout your stay. We speak German and English.

Private indoor pool and sauna, whatever the weather

The indoor pool (3.6 × 6 m, 140 cm deep) is heated to approx. 27 °C all year round and is yours alone during your stay. Right next to it is the sauna with several levels for sitting and lying, plus a shower and loungers by the pool. Sauna towels and pool slippers are ready for you. Jochen checks the water quality himself before every arrival.

A lockable door separates the pool area from the rest of the house. It is not a supervised pool, so children only swim together with adults.

Five bedrooms for up to 12 guests

All bedrooms are on the upper floor and have blackout curtains. The beds are made up when you arrive.

• Bedroom 5: double bed 180 × 200 cm and a sofa bed for 2 with two proper mattresses, en-suite bathroom with bathtub, shower and toilet, private balcony
• Bedroom 1: double bed 180 × 200 cm, en-suite shower room with toilet
• Bedrooms 2 and 3: two single beds 90 × 200 cm each, can be pushed together
• Bedroom 4: sofa bed for 2 with two proper mattresses
• Bedrooms 2, 3 and 4 share a shower room, a separate toilet and a balcony

We add travel cots (120 × 60 cm) free of charge as needed. Just tell us how many during online check-in.

Fireplace, pine-panelled dining room and a kitchen for 24

The living room is big enough for everyone to sit together or split into smaller groups. In the fireplace corner a real open wood fire burns, and the firewood is included. There is deliberately only one TV, a smart TV with home cinema sound, so you spend time together. If you would like more, just let us know.

In the wood-panelled Zirbenstube, a traditional Bavarian dining room in Swiss stone pine, all 12 of you fit around one table. The kitchen has a large island and crockery for 24, a dishwasher, oven, microwave, freezer and a bean-to-cup coffee machine. Organic coffee and tea are included, and high chairs and children’s tableware are there too.

Garden, terrace and covered outdoor dining area

The plot of approx. 2,000 m² is fully fenced. On the large lawn there are two football goals and a Kubb set. Under the covered outdoor seating area up to 12 people can eat outside, even when it rains. A charcoal grill, charcoal and barbecue tools are provided. The terrace by the living room gets sun in the morning and at midday.

Indoors there is a table football in its own room and a table tennis table in the garage. Board games and books are there for all ages.

Who Villa Siegsdorf is for

Large families and several generations

Five bedrooms, three bathrooms, one dining table for everyone and several seating areas throughout the house. One guest wrote to us that the house is wonderfully spacious, so everyone found a quiet corner, despite many people of different ages.

Birthdays and family reunions

Celebrations with your own group are welcome, parties are not. Outside, quiet time starts at 10 pm, indoors you can carry on. You are welcome to bring in a caterer or a cook. Day guests who do not stay overnight are generally not planned for.

Holidays with your dog in Bavaria

Dogs stay free of charge, please let us know in advance. They can run freely in the fenced garden, and a bowl and poo bags are provided. Sofas and beds are off-limits for dogs, and they may stay alone in the house for short periods.

Teams and working during the week

During the week the villa suits a team event for up to 12 people: work at the big table by day, pool and sauna in the evening. Upstairs there is a workstation with an electric height-adjustable desk and a large monitor, the TV can be used for presentations via HDMI, and the Wi-Fi last measured 479 Mbit/s. Invoices to companies with VAT shown are possible.

Location: Siegsdorf in the Chiemgau, between Lake Chiemsee and the Alps

The villa is on a quiet residential street in Siegsdorf, in the district of Traunstein, between Lake Chiemsee and the Chiemgau Alps. You cannot hear the railway, roads or motorway from the house.

• On foot: bakery and ice cream parlour approx. 5 min, EDEKA supermarket approx. 5 to 10 min, Mammoth Museum approx. 6 min, Siegsdorf railway station approx. 10 min
• By car: A 8 motorway approx. 3 min, Ruhpolding approx. 11 min, Lake Chiemsee approx. 15 min, Salzburg approx. 35 min
• Hiking from the village: the Hochberg circular trail (11 km) starts at the town hall square
• In winter: the Biathlon World Cup in Ruhpolding every January, cross-country trails in Siegsdorf and Inzell depending on snow

You receive the Siegsdorf guest card, and the tourist tax is included in the price.

No. The villa has three floors, with the bedrooms upstairs and the pool and sauna downstairs. The stairs have a continuous handrail. The villa is only partly suitable for guests with severely limited mobility.

What is included in the price?

Final cleaning, bed linen, towels, sauna towels and pool slippers, firewood, charcoal, organic coffee and tea, Wi-Fi, parking, the wallbox on a fair-use basis and the tourist tax with the Siegsdorf guest card.

What are the check-in and check-out times?

Check-in from 4 pm, check-out by 11 am. You check in yourselves with an electronic door lock, no key handover needed.

Can we book directly with you?

Yes, using the calendar on this page. With a direct booking, several families can pay separately and receive separate invoices.
